🚨 Norfolk Real Estate Reality Check – 2025 Edition 🚨
The market in 2025 glitched - it was not normal. Check out the data in this new video:
Norfolk Real Estate Market Snapshot: January 7–14, 2026
Key Stats from the Past Week:
56 new listings
12 listings accepted conditional offers
10 listings sold
9 listings with price reductions
Current active inventory: 348 homes for sale
What This Means: A striking 16% of the current inventory (56 out of 348) hit the market in just the past week. This surge suggests sellers are positioning themselves early for the traditional spring market, anticipating stronger buyer demand as the season progresses.
However, the numbers tell a more cautious story:
Sales pace remains modest, with only 10 homes sold against 56 new arrivals.
Conditional offers (12) and price reductions (9) indicate buyers are negotiating carefully — and sellers are responding.
This points to a buyer-friendly environment right now, with elevated inventory giving purchasers more options and leverage.
Advice for Sellers: Price realistically from day one. Overpricing in this environment often leads to longer days on market and eventual reductions — as seen with those 9 adjustments last week. A competitive, market-aligned price attracts serious buyers faster.
Advice for Buyers: Inventory is up, so take your time and negotiate confidently. Ask for what you want — whether it's price concessions, closing adjustments, or home inspections — the current stats suggest sellers are more open to terms.
